The Avalon Manor Pier overlooks the bay, and makes for a great location to watch a sunrise.
In this view, the southern tip of Sea Isle City is on the left, and the Avalon Yacht Club on the right,
with the Townsend's Inlet Bridge in between.

It won't be long before spring flowers are blooming along Dune Drive, and all across the island!

In The News:

A SOLAR ECLIPSE will occur on Monday, April 8th, and Avalon & Stone Harbor beaches will be a great location to observe the event.  In our area the eclipse will begin shortly after 2pm, with peak coverage of the sun occurring shortly after 3pm.  Although our area will not experience "totality," an impressive 84.8% of the sun will be obscured, dramatically darkening the sky.  (Caution: do not look directly at the sun with the naked eye, even during the eclipse, as permanent eye damage can occur quickly.  Camera and phone sensors can be damaged by pointing them at the sun, too.  Special eclipse viewing glasses to protect your eyes, and special solar filters to protect cameras and smartphones, are available inexpensively online.)

THE ATLANTIC CITY AIRSHOW will go on, thanks to funding & sponsorship from the South Jersey Transportation Authority.  Lack of funding had led to talk of postponing this year's show until the SJTA funding was announced.  The airshow is planned for August 13-14.  Even those not attending the show directly often see numerous aircraft in the area, especially along the beach, as they approach or leave the show.

WHALE & DOLPHIN SIGHTINGS have already been reported by the Cape May-Lewes Ferry.  The early sightings on Delaware Bay are a great sign in advance of summer, meaning there should be plenty of sightings off our beaches.   The Ferry is also offering Solar Eclipse Sailings.  Two crossings on April 8th will offer the chance to view the solar eclipse from the upper deck of the vessel.

Check out Long & Foster's Market Minute report for the latest market stats.Or, give me a call,
and we can discuss how the current market conditions apply to your personal situation!

In The News:

MARKET STATS:  The number of properties sold during February 2024 decreased from a year ago, as did the median sale price.  However, the number of active listings has remained even, and the average "days on market" decreased.  For a detailed look at the market check out the latest Long & Foster Market Minute report: http://marketminute.longandfoster.com/Market-Minute/NJ/Avalon-Stone-Harbor.htm

DO YOU NEED AN "OVERFLOW" PROPERTY?  There are situations where a second shore property makes sense.  Here are two scenarios: 1) During much of the summer your current property is suitable, but when the rest of the family visits for an extended period of time, you need more room.  Or, 2) You rent out your current shore property most of the summer, but it's larger than you need when you occupy it for your week of summer vacation, and you lose the rental income you would have otherwise earned during that time.  In each of those cases a second smaller, easy-to-maintain property could help, by providing a nearby place for family members to stay during their visit and generating rental income for you during the other summer weeks, or by providing a place for you to stay during your vacation time while you continue to rent your main property.  Want to discuss the idea?  Call or email me!

THE GARDEN STATE PARKWAY rest stop in Cape May County will be renamed after actor Bruce Willis.  Willis, who grew up in Penns Grove, Salem County, began acting in high school and is known for his TV role in Moonlighting, followed by movie roles in the Die Hard series, Pulp Fiction, The Six Sense, and many others.  Willis joins other famous New Jerseyans whose names now adorn Garden State Parkway rest stops, including Jon Bon Jovi, Frank Sinatra, James Gandolfini, Connie Chung, and many others.

In The News: 3/14/2024

WET TO WINDY TO WARM! Saturday's heavy rains gave way to dry-but-gusty conditions on Sunday and Monday.  A strong offshore wind combined with gusts up to 50mph to make for two blustery days.  The offshore flow resulted in tide levels about a foot below normal, as surface water was blown offshore.  This is the opposite of what we see during nor'easter storms, when onshore winds push water toward the shore, holding it there, raising tide levels.  By Tuesday the strong winds were gone, and temperatures began rising.  Inland areas were expected to reach the mid-60s, while the island was about ten degrees cooler due to daily sea breezes.

THE STONE HARBOR SHIVER takes place this weekend!  From the Friday night Pre-Shiver Party to the Polar Plunge to the post-party, it's a weekend's worth of fun!  In case you're wondering, the ocean water temperature is about 43 degrees!  Think you have what it takes to endure a Polar Plunge into the chilly water?  You can register here::

DAYLIGHT SAVINGS TIME has given us extra late-day sunlight, and the first post-7pm sunsets of the year.  Next time you're in town, take advantage of a beautiful sunset over the bay.  Great viewing spots include the bayfront piers at 8th Street, 33rd Street, 53rd Street, and 83rd Street, or nearly any west-facing street end.

THE OSPREYS ARE COMING!  The Wetlands Institute reported that "the first few Osprey have been spotted in New Jersey, and they'll soon be building nests on the platforms that dot the marshes at the Institute. Osprey platforms played a critical role in the bird's recovery post DDT, and continue to do so as they've lost many natural nest sites to development. The platforms that surround [The Wetlands Institute] are a favorite because the marsh provides the Osprey easier access to the fish they need to thrive and to feed their young."  Keep an eye on area platforms for ospreys building nests!

PROPERTY AND MORTGAGE FRAUD are growing concerns around the country, but the Cape May County Clerk's office offers a free service to help protect you and your property.  By creating a free online account with the clerk's office, you can then register your name and your property, and then receive an email alert if any documents matching your name or property are recorded.  While the system doesn't prevent fraud, receiving an immediate notification when a document is recorded allows you to take action immediately, as opposed to the fraudulent activity going unnoticed for months or even years.  Take a few moments to register your property or properties, as well as any names associated with them.  set up your free account
