An Avalon lifeguard boat set amongst thousands of Christmas lights is
a favorite spot for annual holiday photos!
IF YOU HAVEN'T VISITED the island during the holidays, you should! Christmas lights line both sides of Dune Drive and 96th Street, and decorations throughout the business districts make both towns feel festive. Many shops are still open, so it's a great opportunity to browse, shop, and pick up last minute gifts to put a hint of "seashore" under the tree. Many restaurants are open, too, so after the shopping is done, have a meal at your favorite place!
NEW MORTGAGE LOAN LIMITS: Increases to conventional loan
limits were recently announced. For the southern New Jersey region the
conventional loan limit increased from $647,200 to $726,200. Loans
$726,201 or greater are considered “jumbo" loans. Meanwhile, interest
rates have slowly eased back down to an average of 6.33% as of last week,
for conventional thirty-year fixed-rate loans.
RECENT RAINFALL was sufficient to end drought conditions in
Cape May County. While most of the state had enough precipitation to
end drought status a few months ago, much of Cape May County remained well
short of necessary rainfall until very recently.
STRIPER FISHING, popular at this time of year, has been
improving, with more and larger fish being caught locally. Some
schools of large fish over 40 inches have been reported a short distance
from the beaches and inlets.

WE'VE MOVED TO A NEW TEMPORARY LOCATION! While we're
waiting for our new office to be finished, we'll be working out of our new
temporary location at 2307 Dune Drive in Avalon. Our Stone Harbor office at
150 96th Street remains open as well. If you're planning a visit to the
island, please call or email me in advance so I can be prepared for you!
THE GREAT CHANNEL BRIDGE, linking Stone Harbor with Nummy
Island and North Wildwood, will undergo structural repairs as well as
replacement of its fender system. Traffic across the bridge will be
restricted to one alternating lane. The work is expected to be completed in
May 2023.

WHAT A WEEKEND! A little rain on Friday didn't stop the
fun! Avalon's Festive Friday and Snowfest Saturday plus Stone Harbor's
Frosty Island Holiday celebration and parade all took place over the
weekend. It's always fun to see such great crowds on the island in the
offseason!
STONE HARBOR joined Avalon in revealing a new holiday beach
tag design, and both Avalon and Stone Harbor tags are now available for
online purchase. Whether you're decorating a tree or stuffing a stocking,
holiday tags are the perfect choice. They don't need to be exchanged next
summer--they're good all season long on the beach! Beach tags can be

JERSEY CAPE TAGS ONLINE STORE
AN EIGHT-FOOT SECTION of railroad track was uncovered at
the Avalon firehouse expansion project. The piece of steel rail harkens back
to Avalon's history from many decades ago, when steam trains ran daily along
what is now Dune Drive.
CONSTRUCTION OF OUR NEW OFFICE CONTINUES, and we're looking
forward to getting into the new building. In the meantime, we'll be
occupying a new temporary office space at 2307 Dune Drive in Avalon,
beginning December 1st. Our Stone Harbor office continues to operate as

SANTA WILL VISIT DOOR-TO-DOOR in Avalon on Wednesday,
December 21st, between 6pm and 8pm, escorted by the Avalon Volunteer Fire
